At the time of purchasing a property, the purchaser must be very cautious regarding the title of the property and he must verify all the relevant papers.
Minimum papers required to purchase a new flat:
1. Deed of the landlord,if the promoter is not the owner;
2. Agreement between the landlord and the promoter, if the promoter is not the landlord;
3. Whether any power-of-attornery has been executed by the landlord, if so the copy of the same;
4. Sanctioned plan for the proposed building;
5. If the proposed site is outside city jurisdiction, L.R. the record-of-rights of the land;
6. Receipts of tax payments;
